Learning Condo Living

Learning Condo Living
There are many benefits to choosing the condominium way of life, so it's no wonder that these purchases are becoming more and more popular. Condominiums are most often found in urban areas and vacation spots, but they are starting to crop up just about anywhere. Chicago, New York, and Los Angeles are probably the most popular cities for condominiums at the moment, but other cities are following closely behind. The benefits of buying and living in a condominium are vast, though there are certainly a few drawbacks. If you think that you might enjoy the condo life, then consider what it has to offer.
First of all, you won't need to worry about any of the maintenance outside your home. For homeowners who have mowed yards, fixed gutters, planted flowers, repaved driveways, and repaired cracked shutters, this probably sounds like a little bit of heaven on Earth. This can really take a load off the minds of elderly and even young professionals who just don't have the time to dedicate to maintenance.
What you may find difficult about condo living are the fees associated, and of course, the dreaded moving day. Getting all of your belongings into a condominium unit can be quite a bit more difficult than a single-family home. There are some tips and tricks that you can keep in mind when planning your move that will make everything much easier. First of all, let your real estate agent take care of negotiating your homeowner's fees. That will take a huge weight off your mind. Secondly, work with a Chicago area moving company that has plenty of experience with condominium moves. They will be able to take care of any problems that you have forgotten.
Before the day of the move, try to get to know your new neighbors. Let them know you're coming so they can make some space for you in the parking lot. Trying to work around other cars can be dangerous for your belongings, as well as your neighbors' vehicles. If you are moving into a high-rise building, get friendly with the staff so that you can get access to the freight elevator on the day of your move. Trying to share an elevator with the rest of the residents can be frustrating for you and for them. These simple tips can make your move to a Chicago condominium easier than you thought possible.

Reasons For Condo Living

Reasons For Condo Living
As people get older and begin to think about retirement, one big question comes to mind. What type of housing makes the most sense for my new lifestyle? Would it be more beneficial to move into a condominium community that has better access to shopping, grocery, a NKY salon for nails or a NKY hair salon? Many people find the answer to these questions are "yes". The benefits of condo living are not exclusive to the outlets stated above. They also include less maintenance, no yard work and increased network of social activities.
The primary benefit of condo living is the reduced amount of maintenance both inside and out. Because this type of housing is typically less square footage, there are less carpets to vacuum, less windows to wash and less bathrooms to clean. In addition people generally have to reduce the amount of furniture they move into their condos.
This leads to less dusting and polishing. The other aspect of cleaning that becomes easier is the fact that most condominiums consist of single floor living. Therefore, there is no hauling cleaning supplies, brooms and vacuums up and down flights of steps. All of this saves people time and the physical labor of indoor home maintenance.
Outdoor maintenance is another area where condo living proves to have greater benefits than larger homes. Because there is a monthly association fee to pay, condominium complexes generally manage all painting, structural repair, snow removal and driveway resurfacing. As people begin to age and look to retired life, getting on a ladder to freshen up paint or clean out gutters becomes less attractive and doable. All of this maintenance can be accomplished with just picking up the phone and calling the management company. It is worth the additional money to know that this type of maintenance is not going to be a condo owner's responsibility to manage.
Another huge advantage to living in a condominium later in life is the elimination of yard work. This includes mowing the lawn, trimming bushes and trees, raking leaves, mulching and other various outdoor jobs. Condo owners can plant pots and manage optional projects, such as planting additional flowers. Landscape maintenance can be back breaking work when done properly. By having such jobs be done by the condo management company, the owners can focus their strength, time and attention to activities that bring them pleasure. This elimination of maintenance allows the owners to have true physical and mental freedom from their outside household chores.
Lastly, most condominium complexes also offer social benefits that just can't be duplicated when living in a single family home. Many associations have monthly schedules of events, dances, planned group trips and other clubs an owner can join. Typically there is a clubhouse that offers such amenities as a pool, workout facility and possibly even tennis courts. All of these facilities can be used alone or with neighbors in the complex. The clubhouse can even be rented for other social activities, such as family parties, birthday celebrations, book clubs and holiday parties.

Electricity = MONEY

Tweaking power consumption can give big savings
By EUGENE MAHALINGAM
eugenicz@thestar.com.my

If you don’t need it, don’t use it HIGH electricity bills are so common that they have become a way of life. We all complain about it but most of us hardly do anything about it.
However, by living a more frugal lifestyle and tweaking your electricity consumption a little bit, you’ll be surprised at the amount of money you can save from your monthly utility bills. Here’s how:

Many of us are guilty of not switching off electrical appliances such as air-conditioners, fans and lights in a room even when we’re not using them.
“A lot of people leave these items on with the intention of using them later, but many never do,” says Michael Toh, a Kuala-Lumpur-based electrician.
“Switching off items such as your air-conditioner when you are not using it can actually save you a lot of money, but a lot of people take this for granted. At the end of the day, it comes down to a lifestyle change,” he says.
Toh also points out that appliances that are on “standby” mode or are having their batteries charged also use up power.
“With nearly everyone owning a smartphone and iPads or laptops these days, you’re bound to hook it up to an electrical port and have it charged at least once a day.
“However, many people continue to leave these items hooked up to an electrical port even when it’s already fully charged. It’s true that it doesn’t take up much power, but you’re still wasting money using up electricity that you don’t need. Doing this everyday for a month will surely increase your utility bill,” he says.
Replace with energy-efficient appliances
A good way to manage your utility bill is to replace your household items with energy-efficient ones, says Petaling Jaya-based salesman Simon Chai.
“There is still the perception that energy-saving items are more expensive and it’s deterring a lot of people (from buying these products). But in the long run, it saves you more money,” he says, adding that the awareness level for energy-efficient electrical appliances has improved over the years.
Chai points out that customers looking to purchase energy-efficient electrical appliances can check the product’s “energy efficiency rating” to determine its (energy) efficiency.
According to Tenaga Nasional Bhd’s (TNB) affiliated website TNB Buzz, the energy efficiency rating, which was introduced by the Energy Commission in 2005, uses a star rating to rank certain electrical items. Products that are least energy efficient score one star and the most efficient products are given five stars for example.
Chai says a lot of customers are still oblivious to this energy-efficiency rating system.
“Most of our customers come looking for a particular brand or product with the lowest price,” he says.
Alternatively, Toh says customers can invest in cheaper bulbs or lights with lesser watts for smaller rooms.
“If you have a small room, a 50-60 watt bulb may be sufficient, rather than a 100 watt one, for example.”
According to TNB Buzz, electrical appliances like compact fluorescent lights use up two-thirds less energy and may last six to 10 times longer than incandescent light bulbs, as well as producing less heat.
The website says current energy-saving refrigerators, for example, use 40% less energy than conventional models 10 years ago.
Reduce air-cond use
For many, having an air-conditioning unit (or two) at home is considered more of a necessity than a luxury.
“Our country is just so hot-lah, how to live without air-cond,” laments Lam Wee Keong, 25, who, like many, has to “pay the price” for a soaring monthly utility bill due to the high energy consumption from using an air conditioner.
Chai says a good way to curb this is to reduce your air conditioner usage or use alternatives such as fans.
“They’re much cheaper alternatives,” he says.
According to the TNB Buzz website, a typical air conditioner unit uses as much as 1,000W, while the average fan – a mere 50W.
Frugal habits
If energy-saving appliances or other cheaper alternatives don’t seem to cut down your monthly electricity costs, then modifying your daily lifestyle habits may be your solution.
“If you have to use your air-cond on a regular basis, then regular maintenance helps,” says Toh.

Joggers Live Longer

Joggers Live Longer, Study Says
THURSDAY, May 3 (HealthDay News) -- Jogging regularly could add about six years to your life, a new Danish study suggests.
"The results of our research allow us to definitively answer the question of whether jogging is good for your health," Peter Schnohr, chief cardiologist of the long-term Copenhagen City Heart Study, said in a news release from the European Society of Cardiology. "We can say with certainty that regular jogging increases longevity. The good news is that you don't actually need to do that much to reap the benefits."
In conducting the study, the researchers compared the mortality of joggers and non-joggers who took part in the population study of 20,000 people aged 20 to 93 that began in 1976. In making their comparison, they asked 1,116 male joggers and 762 women joggers about their jogging routine, including how fast and how long they jogged weekly.
"With participants having such a wide age span we felt that a subjective scale of intensity was the most appropriate approach," explained Schnohr, who is based at Bispebjerg University Hospital, in Copenhagen.
In the follow-up period of up to 35 years, the study found that 10,158 non-joggers and 122 joggers died. The researchers noted this was a 44 percent drop in the risk of death for male and female joggers.
The researchers found that male joggers can extend their life by 6.2 years, and women by 5.6 years.
Jogging at a slow pace for one to two and a half hours weekly provided the most significant benefits.
"You should aim to feel a little breathless, but not very breathless," said Schnohr. "The relationship appears much like alcohol intakes. Mortality is lower in people reporting moderate jogging, than in non-joggers or those undertaking extreme levels of exercise."
The study's authors noted there are several health benefits of jogging that contribute to increased life expectancy, including improvements in:
·         Oxygen uptake
·         Insulin sensitivity
·         Lipid profiles (raising "good" HDL cholesterol and lowering triglycerides)
·         Heart function
·         Bone density
·         Immune function
·         Psychological function
The improved psychological well-being may be due to the fact that people have more social interactions when they're out jogging, explained Schnohr.
The researchers added that jogging also helps lower blood pressure, reduce platelet aggregation and prevent obesity.
The study was slated for presentation Thursday at a meeting of the European Association for Cardiovascular Prevention and Rehabilitation, called EuroPRevent2012, in Dublin.
Data and conclusions presented at meetings should be considered preliminary until published in a peer-reviewed medical journal.
The U.S. National Institutes of Health provides more information on the health benefits of exercise.

歡慶衛塞節 (Wesak Day Celebration)

(United Nations Day of Vesak)。

Vesākha (Pali; Sanskrit: Vaiśākha, Devanagari: वैशाख) or Vesak is a holiday observed traditionally by Buddhists in Bangladesh, India, Nepal, Sri Lanka, and the South East Asian countries of Singapore, Vietnam, Thailand, Cambodia, Laos, Malaysia, Burma, and Indonesia.[1] Sometimes informally called "Buddha's Birthday", it actually encompasses the birth, enlightenment (nirvāna), and passing away (Parinirvāna) of Gautama Buddha.[2]
